The Heights or Montrose — how to choose
Two inside-the-Loop favorites with different streets, different schools, and a different Saturday. Here is the honest split.
People ask for “Heights or Montrose” as if it is a personality test. It is closer to a street test. Both sit inside the Loop. Both have bungalows, new construction, and restaurants you will over-order from. The feel under your feet is not the same.
The Heights is porches, esplanades, and a slightly more residential Saturday. You are deciding between a 1920s bungalow that needs work and a builder spec that used every inch of the lot. Flood history and elevation are not optional homework north of I-10.
Montrose is tighter, louder, and closer to the museums and the Medical Center commute. Lots are smaller. Parking is a plot point. The housing mix runs from fourplexes to glass boxes, and the people who love it usually already know they love it.
Neither is “better.” If you want a yard and a quieter block, start in the Heights and be picky about the bayou. If you want to walk to dinner and do not need a two-car garage, Montrose will feel like the point. An agent who works both will tell you which listing is priced for the other neighborhood’s buyer.
