Get pre-approved
Before you shop, a lender verifies your income and credit and tells you exactly what you can borrow. A pre-approval letter makes your offers far more competitive.

Define what you need
Your Avanza agent helps you turn a wish list into a real search — neighborhoods, commute, schools, must-haves vs. nice-to-haves, and a budget that leaves room to breathe.

Search & tour homes
We set up a live feed from the HAR MLS and schedule tours. In Houston that means paying attention to flood history, foundation, and HOA rules — not just finishes.

Make an offer
When you find the one, we prepare a competitive offer with the right price, terms, and contingencies, then negotiate on your behalf.

Option period & earnest money
In Texas you typically pay a small option fee for the right to inspect and back out during a short option period, plus earnest money held in escrow. We track every deadline for you.
The option period is your window to inspect and renegotiate or walk away.

Inspection & appraisal
A licensed inspector checks the home and the lender orders an appraisal. We use the findings to request repairs or credits, or to adjust the deal if the numbers change.

Close & get your keys
You do a final walkthrough, sign at the title company, funds are wired, and the home is yours. We stay with you through move-in and beyond.
